October President's Message

Dear Members,

A lot is happening right now, and I’m genuinely excited about where we’re headed.

First, I want to give you a quick glimpse of something we have been working on behind the scenes. We are in the process of acquiring the Douglas County ROA. We believe this is the right step because our two organizations share the same basic purpose: helping rental property owners become better informed, better prepared, and more successful.

Bringing Douglas County into our organization will allow us to combine resources, strengthen our educational programs, and give property owners a stronger voice. It also gives us an opportunity to preserve what Douglas County has built while providing its members with additional support, better tools, and access to a larger network of experienced owners and industry professionals.

We will share more as the details come together. For now, I want our members to know that we see this as a positive step and an opportunity to strengthen the rental property community throughout the region.

Many of you are also waiting for information about the allowable rent increase for 2027. The official announcement will be made at the end of this month on the website of the Oregon Office of Economic Analysis, Department of Administrative Services. Please watch the website for the announcement and related details so you can begin planning for the coming year.

As always, each owner will need to consider their property’s performance, operating expenses, lease terms, market conditions, and legal notice requirements before making any changes.

I remain very positive about the future for rental property owners, but that optimism comes with an important condition: we have to implement what we are learning.

Simply attending a meeting or hearing a good idea is not enough. The owners who will be in the best position moving forward are those who pay attention to their numbers, maintain their properties, manage residents professionally, control expenses, and make decisions with the long-term value of the asset in mind.

Good property management keeps the day-to-day operation running. Good asset management makes sure the property continues moving you toward the reason you invested in the first place.

“You didn’t buy rental property just to collect rent. You bought it to build freedom, create wealth, and provide a better future for yourself and your family.”

That goal is still within reach. It takes steady management, reliable information, and a willingness to put what we teach into practice.
